Our Lansing home inspectors inspect many other items. Some common items include the garage area, pest infestations, mold situations, structural issues, and ventilation items.
A garage review includes electrical functions in the garage such as plugs and switches. The electric garage door motor will be checked for functionality. Cracks in the floor of the garage and any other structural flaws will be noted.
Pest inspections include checks for insects and other vermin. We look for evidence of current or past infestations. Any such items will be included in the home inspection report.
We do not perform mold mitigation services and we have no financial incentive to recommend mold removal services, so our mold inspection is completely unbiased. We will however provide an honest mold evaluation and suggest remediation options if they are necessary. An inspector will perform a visual inspection for the dwelling for the source or cause of any mold. We will also look at situations that may be of concern for future mold issues. When visible mold is found, we may collect a sample using swab, adhesion or bulk methods which may then be cultured for analysis. In some instances air quality testing may be performed if there is extensive contamination or elevated mold levels.
A basement, crawl space and/or foundation inspection will be performed by one of our certified home inspectors. Visible parts of basement walls and the underside of the first floor will be evaluated for signs of water problems, mold concerns or structural issues. Evidence of drain backups will be checked along with review the sump pump (if there is one). Crawl spaces will be entered (if dry and there are no hazards). He will inspect the first level floor and joists as well as perform checks for insulation and vapor barrier. Signs of water damage or pests will be reported.
The inspector will review and report the type of ventilation, heating and air condition units. He will also examine these items for wear, safety and function. Items such as ignition systems, safety shut-offs, ducting, humidifiers, dehumidifiers will be reviewed. Life expectancy of some items may be included in the report (especially if nearing the end of the device's life cycle).
